dibau-ZT – mission statement

The engineering office of Professor Dipl.-Ing. Edmund Bauer, civil engineer for building construction, sees itself as an integrative specialist for surveying, measuring and preparing as-built plans of structures and buildings above ground level.

Our area of competence is centred primarily on surveying buildings and properties, preparing records that show a building’s technical condition and that take into account the user’s intentions in the direction of facility management, and preparing the relevant plans and plan material. 

Our team has the benefit of many years of experience, works, where appropriate, in conjunction with our long-term partner Dipl.-Ing. Rainer Gnilsen, consultant engineer for surveying, uses the most modern surveying technology, and combines competence and quality from two different areas of the world of building to offer you a special advantage.

dibau-ZT - strengths

I myself have been working successfully since 1992 as a consultant to the Ministry for Economics and the Ministry of Defence in preparing various CAD guidelines for the area of federal building construction, for the City of Vienna and for the defence and sport ministry.

My many years of experience in teaching and training (since 1978 as professor at the Camillo Sitte Lehranstalt, since 1996 as lecturer at the FH Campus Wien, and since 2001 as managing director of the bbs CAD Academy GmbH, an Autodesk Authorized Training Centre), as well as my work with the Austrian Standards Institute (expert member of committee 240 “Real Estate and Facility Management”, committee 011 “General Building Construction”, chair-person of the working group 11.12 “Surveys and as-built Plans”) augment our know-how in the application of CAD guidlines in daily practice and allows us to offer our services in this area speedily, competently and for reasonable prices.

• Surveying, building measurement and the productionof the relevant CAD as-built plans of buildings and properties.
• Production of as-built plans and alteration plans in accordance with CAD guidelines of every kind such as, for example, the CAD guidelines for building construction of the City of Vienna, the Vienna Hospital Association, the Municipal Department 34, Federal Ministry of Defence and Sports 2004, BIG 2005/2007, CAD regulations of the State of Lower Austria 2009 (CARLO), ÖBB (Austrian Federal Railways) 2010, or to meet any other individual and customer-specific standards.
• Optionally on the basis of AutoCAD 2D or on the basis of 3D using AutoCAD Architecture oder Revit Architecture
• Conversion of CAD plans from AutoCAD, ADT, ARCHICAD or Allplan into plans that conform to CAD guidelines.
  We guarantee that, in terms of CAD technical requirements, our plans will be accepted without any difficulty by the relevant authorities!
• Production of fire protection and fire alarm plans according to TRVB and in accordance with ÖNORM
• Production of utilizable value appraisals (“Nutzwertgutachten”) and conversions of tenancies into condominiums (“Parifizierungen”) in accordance with WEG 2002
• Production of energy certificates in accordance with OIB guideline 6 or according to state building regulations
• Preparation and processing of the material necessary for the introduction and operation of facility management as a basis for the use of CAFM software such as Aperture-FM, Planon, Conject, Speedikon etc.
